Ahwatukee Foothills Market Update — Template

Every month I publish a quick snapshot of the Ahwatukee Foothills real estate market, and this is the format I use to do it. Here I walk through the reporting period, homes sold, median sale price, days on market, and months of supply, and explain in plain English what each figure really tells you.

Each month I put together a snapshot of what's happening in the Ahwatukee Foothills real estate market. Here's where things stand for this reporting period, along with what each number actually means if you're thinking about buying or selling.

I keep this format consistent month over month on purpose — it makes it easier to compare one update to the next and notice real patterns, rather than reacting to any single month in isolation. If you're new to following these updates, I'd recommend reading a few in a row before drawing any conclusions about where things are headed.

Reporting period

[update this number — e.g. "September 2026"]

This is the window of time the figures below cover. Market data typically reflects closed transactions, so it looks slightly backward from today.

Geographic area covered

[update this number — e.g. "Ahwatukee Foothills, Phoenix, AZ 85044 / 85045 / 85048"]

Market conditions can vary meaningfully even within a few miles, so it matters to know exactly which neighborhoods and zip codes this update reflects.

Homes sold

[update this number]

What it means for buyers: A higher number of closed sales generally means more activity and more recent comparable data to work with when making an offer. What it means for sellers: More closed sales can mean more buyer activity in the area, which may support a more confident pricing strategy — though it's still worth looking at how your specific home compares.

Median sale price

[current median — updated monthly]

What it means for buyers: This gives you a general sense of where prices are landing, but it's not a substitute for comparing specific homes similar to the one you want. What it means for sellers: This is a helpful general reference point, but your home's actual value depends on its condition, lot, and features — not just the area-wide median.

Days on market

[update this number]

What it means for buyers: Shorter days-on-market can mean you need to move faster and be more prepared when you find a home you like. What it means for sellers: Shorter days-on-market generally signals stronger buyer demand; longer days-on-market may suggest pricing or presentation adjustments are worth considering.

Months of supply

[update this number]

What it means for buyers: Lower months of supply generally means less inventory to choose from and more competition for well-priced homes. What it means for sellers: Lower months of supply tends to favor sellers, while higher supply gives buyers more room to negotiate.

Data source

[update this number — name the MLS or data provider used this month]

Always worth noting where the figures above came from, so they can be verified or compared against other reports.

Why I share these numbers with context, not just figures

It would be easy to post a bare list of numbers each month, but numbers without context can be misread or taken out of proportion. My goal with this format is to give you both the figure and a plain-English sense of what it does and doesn't tell you, so you can use it as one useful input rather than the whole picture. If you ever want to go deeper on a specific number — what's driving it, or what it means for a decision you're actually facing — that's a conversation I'm always glad to have directly rather than leave to a monthly post.

A reminder on how to read this

A single month of data is a snapshot, not a trend — for more on how to interpret these numbers responsibly, see our full Ahwatukee Foothills Market Update page. If you'd like to talk through what current conditions mean for your specific plans to buy or sell, reach out any time — I'm happy to walk through the details with you directly.
